Pebble Dash Cleaning Dundee

Biofilms form when microorganisms adhere to a surface in a moist environment where the porosity of a surface, its mineral composition, alkalinity and its ability to retain air borne sea salts creates an environment favourable for them to settlement. The biofilm almost always consists of mixtures of many species of bacteria. These microorganisms may cause stone or render to degrade mechanically, chemically and aesthetically. In addition, other species such as algae and lichens can develop rapidly and spoil the appearance of surfaces as they can be very brightly coloured.

The accumulation of the microorganisms that give the effects in the pictures below may take years to accumulate but if left unchecked is aesthetically unpleasant and may damage the surface render

What is Softwashing ?
The application of a Softwash Solution via a very low pressure nozzle and pump. The Softwash solution is sprayed onto the wall or in some instances it is brushed on. System 1: The hypochlorite solution is sprayed onto the wall and then left for 30-60 minutes before being rinsed of. It may require more than 1 treatment to bring the walls up to an acceptable standard. The final step of the process is to treat the wall with the inhibitor solution. Results are normally seen within 3-24 hours of application. System 2: The application of a (DDAC) solution. The wall is saturated with the solution which is not rinsed off but just left to dry. This system can take up to 1 year to fully clean but some noticeable difference should be seen within a few months.
Pressure Washing at a high pressure is not recommended to clean K Rend walls as the force of the jet will score a smooth render finish. Softwashing is the preferred method for the cleaning of Pebble Dash and Smooth Renders this non-invasive system uses chemicals to remove the staining rather than force.
Cleaning & Treating the biofilm with a Softwash System
Softwash Systems cleans the wall or stone work by impregnating the surface with a Softwash solution.
System Application How to clean Render Walls
2) A Biocidal Wash (DDAC) fully biodegradable does not bio-accumulate Ph neutral, so safe for children and pets once treated surface is completely dry.
The Softwash Solution:
Cleans – Sanitises – Disinfects The products active ingredient is recommended for the cleaning of – render and cladding – of industry-leading companies such as K Rend, Weber and Kingspan Cladding. Effective and safe to use on: o Coloured and plain wall render o Concrete patios & paths o Painted surfaces o Timber decking o Natural stone, including sandstone and granite
The Softwash Solution:
Softwash Solution:
.
Fully biodegradable Does not bio-accumulate Ph neutral, so safe for materials and gentle on people Controls algae, lichen, fungi, moss and mould Safe for children and pets once treated surface is completely dry Non-bleaching (contain no bleach or acids) Harmless to all known building materials Can be used as a pre-painting primer to kill algae and mould spores Soaks deep into porous surfaces – killing the micro-organisms responsible for unsightly discolouring, and potential structural damage
Cleaning Pebble Dash Render Cleaning
1) A hypochlorite based softwash biocide which at 5:1-10:1 dilution is classed by the EU, PCD and HSE as non corrosive or hazardous to people or the environment. This solution contains no acids or solvents does not bio-accumulate and the surfactant is fully biodegradable and after use it quickly breaks down into tiny amounts of ordinary salt and water
